Third-generation new town near Seoul: Bucheon Daejang's 'Housestory Decent' to launch pre-sales in October

Namkwang Engineering & Construction announced Thursday that pre-sales for "Bucheon Daejang Housestory Decent," a publicly supplied apartment complex in the third-generation new town of Bucheon Daejang adjacent to Seoul, will launch in October.

Developed and built by a consortium of LH and Namkwang Engineering & Construction, the complex will be located in Block A-2 of the Bucheon Daejang public housing district in Bucheon, Gyeonggi Province, and will comprise 548 publicly supplied units across five floor-plan types — 59A, 59B, 59C, 74A and 84A square meters. A model home is set to open in October.

The complex sits in the transit-oriented area around Daejang Station on the Daejang-Hongdae Line, which is already under construction and scheduled to open in 2031. The line runs 20.1 kilometers across 12 stations, connecting Bucheon Daejang through Seoul's Gangseo and Yangcheon-gu to the Digital Media City area and Hongik University Station. Once the line opens, the commute from Bucheon Daejang to Hongik University Station is expected to take about 20 minutes.

Daejang Station's appeal as a multi-line transit hub could grow further if GTX-D — a planned metropolitan express rail line linking Incheon Airport through Bucheon Daejang toward Gangnam — moves forward, along with an S-BRT corridor connecting Bucheon Sports Complex Station to Gimpo Airport.

As a publicly supplied complex subject to the price ceiling on new apartments, "Bucheon Daejang Housestory Decent" is expected to be offered at prices well below those of recent private-sector developments in the area. Pre-sale prices for 84-square-meter units at major private apartment complexes recently launched in Bucheon have climbed as high as 1.1 billion won ($803,000) in Sosa-gu and up to 1.6 billion won in Wonmi-gu.

"Bucheon Daejang Housestory Decent offers both strong Seoul accessibility and the benefit of proximity between home and workplace, and the price ceiling means it will be offered at a reasonable price — so we expect sustained interest from end-users," a pre-sales official said. "We will do our utmost to carry forward the brand trust established at the Yeokgok district project into this new complex."

The model home for "Bucheon Daejang Housestory Decent" is scheduled to open in Sangdong, Wonmi-gu, Bucheon, in October.
