Baekseok District 5 urban development project; all units open to general subscription
Connects Buldang, Seongseong and Dujeong districts; adjacent to Samsung SDI
Model home opens Friday; special supply begins Monday
GS Construction announced Tuesday that it will open the model home for Baekseok Signature Xi, located in Baekseok-dong, Seobuk-gu, Cheonan, South Chungcheong Province, on Friday, launching the full pre-sale schedule.
Developed through the Baekseok District 5 urban development project, the complex will comprise 13 buildings rising up to 28 above-ground floors with two below-ground floors, offering a total of 1,174 units with exclusive use areas ranging from 59 to 115 square meters. The development is divided into Complex 1 with 854 units and Complex 2 with 320 units, with all units available for general subscription.
The unit breakdown by exclusive use area is: 59 square meters (50 units), 63 square meters (27 units), 74 square meters (196 units), 84 square meters (819 units), 99 square meters (78 units) and 115 square meters (4 units).
Apartment subscriptions will be accepted through the Korea Real Estate Board's Cheongyanghome platform, beginning with special supply on Monday, followed by first-priority subscriptions on Tuesday and second-priority on Wednesday. Winners will be announced June 23 for Complex 1 and June 24 for Complex 2. Formal contracts will be signed over three days from July 6 to July 8.
Cheonan is a non-regulated area, meaning restrictions on re-subscription, resale and mandatory residency periods do not apply. The down payment is set at 10 percent of the pre-sale price, and a flat initial deposit of 5 million won (about $3,230) has been introduced to ease buyers' upfront financial burden.
The complex also benefits from a strong location. Situated at the center of a living zone connecting Buldang-dong, Seongseong-dong and Dujeong-dong, residents will have access to established urban infrastructure. Major roads — including Beonnyeong-ro, Dongseo-daero, Eungbong-ro and Baekseok-ro — provide convenient access across the city, while the Cheonan interchange on the Gyeongbu Expressway and Cheonan-Asan Station, served by both KTX and SRT high-speed rail, offer strong regional connectivity.
Nearby lifestyle amenities include large retail outlets such as Costco, E-mart, E-mart Traders and Lotte Mart, as well as Cheonan City Hall and Galleria department store. Handeul Elementary School, Hwanseo Elementary School and Hwanseo Middle School are all within walking distance, and proximity to hagwon clusters in Baekseok-dong and Buldang-dong makes for a strong education environment. The complex is also close to Cheonan's Second, Third and Fourth General Industrial Complexes — home to Samsung SDI, Samsung Electronics and Samsung Display — as well as Baekseok Agricultural and Industrial Complex, providing a large pool of potential residents who work nearby.
The development incorporates a range of specialized design features. All units adopt a four- to 4.5-bay cross-ventilation layout to maximize natural light and airflow, and each unit type includes generous storage options such as alpha rooms, pantries and dressing rooms. The community facility, Club Xi-an, will house a fitness center, sauna, indoor golf practice range and guesthouse, while a sky lounge is planned for the top floor — the 28th floor — of Building 101.
"Baekseok Signature Xi is a complex where residents can enjoy both the rich infrastructure of the Buldang living zone and a work-life proximity environment with views of major corporate industrial complexes," a GS Construction official said. "As a Xi-brand complex coming to Baekseok-dong, which has seen few large branded apartment developments in recent years, we expect strong interest from buyers."
Meanwhile, a clear preference for large branded apartment complexes is emerging in regional pre-sale markets. An analysis of the top three apartment complexes by transaction volume across 14 regional cities and provinces over the past year — from May 2025 to May 2026, based on data from Asil — found that approximately 86 percent were large-scale complexes of 1,000 units or more.
