Project completes 2,675-unit Hoban Summit brand town alongside B5 and C5 blocks
Hoban Construction announced Monday that it plans to launch pre-sales for Hoban Summit Pungmu III in the Gimpo Pungmu Station transit-oriented area of Gyeonggi Province in July.
The complex will rise on a site at 458 Sau-dong, Gimpo, Gyeonggi Province, with two below-ground floors and 29 above-ground floors, offering 660 units with exclusive use areas of 59 and 84 square meters.
By unit type, the breakdown is 130 units of 59㎡A, 108 units of 59㎡B, 178 units of 84㎡A, 103 units of 84㎡B, 65 units of 84㎡C and 76 units of 84㎡D. All units fall in the small-to-mid-size range favored by end-user buyers, and the price ceiling on new apartments will apply.
The Gimpo Pungmu Station transit-oriented development is an urban development project covering roughly 880,000 square meters around Pungmu Station on the Gimpo Gold Line, combining residential, commercial, office, medical and education facilities. The area is considered an emerging residential district in the Gimpo-Geomdan corridor, as residents can draw on the existing lifestyle infrastructure in Pungmu-dong and Sau-dong while enjoying a new transit-oriented living environment.
Hoban Summit Pungmu III represents the final apartment supply in the Gimpo Pungmu Station transit-oriented area. Together with the previously released B5 and C5 blocks, it will complete a Hoban Summit brand town totaling 2,675 units.
The project occupies Block B4, located at the heart of the Hoban Summit brand town. Of the three blocks, it sits closest to the sites designated for an elementary school, a kindergarten and a middle school, and features a residential-focused environment with no direct adjacency to commercial land.
A specialized safe school-commute route designed with education in mind will also be incorporated. Along an approximately 300-meter stretch between Block B4 and Block B5, a pedestrian school route will be built with enhanced safety features including CCTV cameras, emergency call buttons and projectors. The commuting path will also include a drawing wall, reading puzzle benches, a small library and a swing pergola.
The complex also offers strong transport links. It will be within walking distance of Pungmu Station on the Gimpo Gold Line, providing convenient access to Gimpo Airport Station and the Gangseo and Yeouido areas of Seoul.
The extension of Seoul Subway Line 5 to the Gimpo-Geomdan area has also cleared its final preliminary feasibility review, raising expectations that the site will eventually become a double transit hub where the Gimpo Gold Line and Line 5 intersect.
Within the complex, 40.14 percent of the total land area has been designated as landscaped space, and approximately 1.45 parking spaces per unit will be provided.
"Hoban Summit Pungmu III carries special significance as the final supply in the Gimpo Pungmu Station transit-oriented area — residents will be able to enjoy the value of the brand town as the newest development in the neighborhood," a pre-sales official said. "The location advantages of Block B4, which sits closest to education facilities, combined with its specialized product lineup, are expected to offer a differentiated option for end-user buyers with children."
A model home will be set up in the Sau-dong area of Gimpo. Move-in is scheduled for May 2029.
Meanwhile, Hoban Summit Pungmu II, an earlier Hoban Construction project in the Gimpo Pungmu Station transit-oriented area, drew 3,072 housing subscription account applications for 533 units in the general supply during its first-priority apartment subscription on June 2, posting an average competition ratio of 5.76 to 1.
